Parking Studies
A parking utilization study demonstrates the practical number of spaces your project actually requires. We assess zoning bylaws, major transit station area relief, proxy and subject site constraints to document existing and speculative demand(s) in order to produce support for reduction.
Development Feasibility Report
Due Diligence consulting: helping clients and Realtors acquire or prepare their Land for Lease or Sale. Includes Policy reference, Net Usable Acreage, Zoning Bylaw Compliance, Road Widenings, Servicing Availability, Heritage Designations, and Immediate and Surrounding Neighborhood Context for both Current and Long-Range Land Development. Also includes prospective Land Banking.
Minor Variance & Consent
Rezoning Bylaw, Official Plan Amendment, Site Plan Approval, Plan of Condominium. Harper Dell provides generational experience orchestrating approvals at the Municipal and Regional Levels of Government for Planning and Building by providing a litany of Qualified Professionals that are vouchsafe from our Network of Associates.
Building Permits
A Complete Application for a Building Permit requires 5 separate Departmental Reviews: Structure, Plumbing, HVAC, Fire, & Zoning. Our specialty is Zoning, however without Zoning a project cannot commence, hence why we are suited to manage Building Permits amongst the other required QPs.
Development Approvals
We guide you through the minor variance process under Sec. 45(1) of the Planning Act. We also act as your Agent to prepare Lot Division and/or Easement Creation under Sec 51(24). We prepare the justification and supporting materials needed to compel the Committee of Adjustment’s approval and apply Community Advocacy Tests for Good Planning.
Zoning Certificates & Business Licenses
Zoning Certificate (also known as Occupancy Permit) are a requirement of an Operating License to conduct Business in a Municipality. We help coordinate the requirements of a Complete Submission and manage Client’s expectations on Timing and Costs for the Application process.
